These terms govern your use of metapensao's website and services that assist clients with legal processes connected to apartment purchases in Thailand. By accessing our site or engaging our services, you accept these terms. We aim to provide clear, practical legal support and coordination but outcomes depend on facts, third parties and applicable law.

Eligibility

To use metapensao services you must be at least the minimum legal age in your jurisdiction, have authority to engage in legal or real estate transactions, and not be prohibited by applicable law from entering into contracts in Thailand.

Users must be at least 18 years old or the age of legal capacity in their jurisdiction to enter into binding agreements for services with metapensao.

You agree to use metapensao only for lawful purposes and not to engage in fraud, funds laundering, or any activity that would facilitate illegal conduct related to property transactions.

Some services may be restricted by location or local law. metapensao currently operates in Thailand and may limit offerings to clients or properties within that jurisdiction.

Account and access

Certain metapensao services require an account. You are responsible for maintaining accurate account information and for all activities under your account.

Ensure that information you provide is complete and accurate. False or misleading information may prevent us from assisting effectively and can result in service suspension.

Keep your account credentials secure. Notify us immediately of any unauthorized use or suspected breach so we can take steps to protect your information.

Accounts are personal and non-transferable without metapensao's prior written consent. You may not share login credentials or allow others to act on your behalf without formal authorization.

If you suspect your account has been compromised, contact metapensao immediately. We will work with you to secure the account and contribute the issue.

We may suspend or terminate access to accounts that violate these terms, are associated with abuse, or where continued access would pose legal risk. We will notify you when feasible.

Our services

metapensao provides legal support services for apartment purchases, including document review, coordination with local counsel, title checks, and transaction administration. Services are advisory and operational in nature; final legal decisions and filings may be performed by licensed local professionals as required by law.

We may change, add, or remove services. Pricing and scope adjustments will be communicated in advance for subscribed services where feasible. Changes do not invalidate commitments already accepted under an executed engagement.

Service availability depends on local authorities, third-party providers, and documentation. metapensao will act promptly to progress matters but deadlines imposed by public offices or other parties may affect timelines.

User rules and conduct

When using metapensao you agree to comply with the following rules designed to protect users, staff and the integrity of services.

  • Provide accurate and complete information requested for legal and property checks.
  • Do not submit fraudulent documents or misrepresent ownership or intent.
  • Respect intellectual property and confidentiality obligations in documents platform.
  • Use communication channels professionally; abusive behavior may result in service suspension.
  • Comply with payment terms and promptly resolve billing disputes.
  • Do not attempt to access restricted areas of metapensao systems or other users' accounts.
  • Follow lawful instructions provided by metapensao or authorized local counsel involved in a transaction.

User-provided content

You may provide documents, messages and other content to metapensao to support legal services. You retain ownership of your content subject to the license you grant us.

You retain all ownership rights to the materials you submit. By submitting content, you represent that you have the right to provide it and that it does not infringe third-party rights.

You grant metapensao a non-exclusive, royalty-free license to use, reproduce and share your content with service partners and local counsel as necessary to provide the requested services.

You are responsible for the accuracy and legality of content you submit. metapensao is not responsible for undisclosed third-party claims arising from your materials.

Request removal of user content by contacting us. Removal requests will be processed in accordance with operational needs and legal obligations related to active transactions.

Intellectual property

All metapensao website content, branding, and proprietary tools are the intellectual property of metapensao or its licensors. You may not copy, modify, or distribute our content without prior written permission.

  • Do not reproduce or distribute metapensao content for commercial purposes without authorization.
  • Do not remove or alter activity, credits, or legal notices contained on our materials.
  • Respect copyrights and obtain necessary licenses for third-party materials you use with our services.

Paid services and fees

Some metapensao services are provided for a fee. Fees cover advisory work, document handling, coordination, and any third-party charges specified in your engagement.

Prices are provided in the engagement summary or invoice. Additional work or unforeseen third-party expenses may result in adjustments, which we will communicate before incurring costs when possible.

Payments are accepted via the payment methods displayed on the site. Invoices are due as specified and must be paid to commence or continue services.

If you subscribe to recurring services, you authorize periodic billing until cancellation. Subscription terms will be presented at sign-up and can be managed in your account settings.

Refunds are considered on a case-by-case basis depending on the service stage and any third-party costs already incurred. Contact metapensao to discuss refund options.

You may cancel services as specified in the engagement terms. Cancellation may not remove obligations related to work already completed or third-party fees incurred on your behalf.

Applicable taxes and government fees are the responsibility of the client and may be added to invoices where required by law.

We may adjust prices due to market conditions or regulatory changes. For ongoing engagements we will provide notice of price changes in advance when feasible.

Non-payment may result in suspension of work, withholding of documents, or engagement termination. We may pursue collection of outstanding fees as permitted by law.

Disclaimer

Information and tools provided by metapensao are intended to assist clients in navigating transactions but are not a substitute for independent legal advice tailored to your exact circumstances. Where local law requires licensed representation, metapensao will coordinate with qualified professionals.

Limitation of liability

To the extent permitted by law, metapensao's liability for direct damages arising from our services is limited to the fees paid for the specific service giving rise to the claim. metapensao is not liable for indirect, special or consequential damages, loss of benefits, or delays caused by third parties or public authorities.

Third-party providers

metapensao may engage third-party professionals for title searches, notarization, legal filings and other tasks. Those providers may have separate terms; metapensao coordinates but is not the sole decision-maker for third-party actions taken under their own professional responsibilities.

Termination of services

Either party may terminate the engagement in accordance with the terms of the agreement. Termination does not relieve a party of obligations accrued prior to termination, including payment of fees and handling of pending legal processes.

On termination, metapensao will return or transfer client documents as agreed, subject to settling outstanding fees and reasonable administrative costs for closing the matter.

Privacy and data protection

metapensao processes personal data in accordance with the privacy policy. Data is used to provide services, comply with legal obligations and manage client relationships. We take reasonable measures to protect personal information handled in the course of our services.

Communications and notices

Notices and communications may be sent via email or post to the contact information you provide. Critical legal notices related to active matters may be sent through registered channels or as required by law.

Changes to these terms

metapensao may update these terms to reflect operational changes or legal requirements. Material changes will be communicated to affected clients. Continued use after updates indicates acceptance of the revised terms.

Governing law

These terms are governed by the laws of Thailand. Any disputes arising from these terms or services will be subject to Thai law and resolved in Thai courts unless otherwise agreed in a written engagement.

Dispute resolution

We encourage prompt communication to resolve disputes amicably. If resolution cannot be reached, disputes will be handled under the governing law and venue specified above. Alternative dispute resolution may be used if mutually agreed.
